10 tips to help sell your home

When it comes to selling your home presentation is probably the most important word that comes to mind.

Let's face it, we all want the best price possible when we sell our home and why shouldn't we? Well, if you don't go all out making your property look the part then chances are you might not get the offer you hoped for.

Ask youself this question, would you go to work in a shirt that hadn't been ironed?  No, of course you wouldn't because you want to look your best and your house is no different...

  1. It's not all about the inside...nice tidy ladscaped gardens can make the world of difference when it comes to gaining the best price possible.  Easy to do yourself or hire a gardener.
  2. When you look at the front aspect of a house, whats the main thing that your eye is drawn to?  Your front door is the main extrance to your home so make sure it looks really inviting by giving it a fresh lick of paint and maybe a couple of pot plants either side?
  3. Your entrance hall can be a make or break area when viewings take place as its the first room that your potential buyer will see.  Make sure its painted in a nice neutral colour with any large furniture moved or put into storage for now.
  4. On the note of paint colour, it can be a pretty personal choice so if you have any walls painted in dark paint its best to change them to a neutral colour for now.
  5. Lighting...No one likes a dark home do they?  Make sure your lights are up to the job and if they are not buy some better ones to create that perfectly lit living space.
  6. Clutter... Now this is a key one.  If you like a lot of objects in your home then thats fine but some people can find it a bit oppresive.  Remove as much clutter as possible and place it into storage until you move into your new home.
  7. Pets...Some people love them, some people hate them.  Either way, if you have a pet make sure that they are not in the home when a viewing is taking place.  You wouldn't want the potential purchaser paying more attention to your dog than the house would you?
  8. Clean, clean and clean again...a buyer will want to fall in love with their next home so they expect that dream house to be immaculate.  Make sure there is no book unturned when it comes to cleaning your home before viewings.
  9. Fresh Flowers...for some reason fresh flowers can make a room look more appealing straight away so why not buy a couple of bunches and place them in a vase in the lounge or dining room.  They have the added benefit of filling that room with a nice fresh smell.
  10. Do you have a small room and a big mirror?  Think about moving the big mirror into a strategic place in the small room.  It can really help with making a small room look a little bigger.
